I am located in a quiet area, but close enough to all amenities (Kirkstall Morrisons is a 5 mins walk away) and public transport (15-20 mins bus into the city centre). I am offering a large double bedroom with sole use of the main bathroom (I have an ensuite) and 80mb Wi-Fi. You are welcome to share all facilities of the house, which includes a washer, dryer, dishwasher, jacuzzi bath, and 65" 3D Smart TV with Sky TV. I also have a double oven, microwave and fridge freezer. The house had a brand new boiler in October 2015, which has a gas safety certificate, and has full gas central heating. I am looking for a guest who will be a non-smoker and clean/tidy. Whilst I don't expect a lodger to be quiet, they should be considerate, especially after 10pm. I have a few lovely cats, so you need to consider whether this is an issue, although they are well behaved. I work away from home occasionally and work a lot whilst at home too, so you will find you have plenty of time and space to yourself, even when I am at home.
